The Steading is one of 8 properties set within a quiet courtyard within an old converted farm. Accommodation comprises: Spacious entrance hall, cloakroom/w.c., large lounge (french doors looking on to garden), modern dining kitchen with appliances (french doors looking onto garden). There are 3 double bedrooms and family bathroom on the upper level. The property further benefits from double-glazing, gas central heating, natural treated wooden skirtings, facings and doors and recessed downlights to ceilings. There is a small garden laid to lawn with well-stocked cottage borders to the rear. The steadings is found at the end of a maintained private drive with ample private parking. Beautifully appointed steading conversion within delightful gardens and private courtyard setting. Excellent commuter links (train/park and ride) being less than 10 miles out of centre of Edinburgh. Each bedroom has a DAB radio and TV (freeview). Lounge has a TV, DVD player and music docking station. There is a selction of books, CD's, DVD's and games (Scrabble, playing cards etc) available for your enjoyment during your stay. The price includes wireless internet, toilet rolls, fresh towels and bedding for all guests. One of the bedrooms has twin beds, please advise in advance if you require these to be made up as a double. Welcome basket with a few essentials including tea, coffee and milk is complimentary. Kitchen is kitted out with the basics, salt and pepper and a selction of herbs, spices and sauces. House is fitted with smoke alarms (hard wired) along with a carbon monoxide detector and in date gas safety certificate (CP12) held. **It would be helpful if you could complete your profile prior to submitting your reservation, many thanks in advance** Guest Access - During your stay you will have full use of the house and its facilities. Interaction with Guests - I will be available should you have any questions during your stay, please do not hesitate to call or text. I live in Hilton Cottages which is a couple of miniutes walk from the house. The Neighbourhood - Great neighbours, quite and peaceful semi rural location yet a great base to visit Edinburgh (30 mins), Glasgow (45 mins) and further north. Getting around - 20 minutes drive (off-peak) from Edinburgh City Centre and Edinburgh Airport. Local train station (free parking) and 'park n ride' only 5 minutes drive from the house or 30 minute walk. The number 19 /19a bus departs from Hilton Road (10 walk away) and has a stop outside of Rosyth Train Station.
