Villa Patrizia is an aristocratic home of great charm on the Mediterranean sea. The villa offers vacation visitors a peaceful escape with its lush garden, its airy, bright rooms and broad terraces overlooking the nature and the sea.

Villa Patrizia sits unde the picturesque town of Minuturno that can be reached by walk, and close to Gaeta, Formia and Sperlonga with its ancient Roman ruins, medieval down towns and castles, ancient churches and shops, bars, trattoria, restaurants, pizzeria and gelateria.
Villa Patrizia is one of the very few private residences with this much adjoining space for intimate holidays, family reunions, celebrations and group vacations, and is the ideal place to spend a serene, peaceful holiday, within day-trip distance of Rome or Naples, but with none of the noise and chaos of the cities. The Villa's beach and private parking are a premium on the Gulf of Gaeta, which attracts lovers of water sports such as swimming, sailing, snorkelling and sail-boarding. The surrounding mountains offer hiking opportunities. Or, if you choose, you can lie by the sea, soak up the sun, and relax. The three towns adjacent to the villa, Gaeta, Formia and Minturno offer wonderful restaurants that serve seafood caught daily in the bay. The accessibility of the train makes Villa Patrizia is an excellent home base for exploration of the entire area, without having to deal with city traffic.

The villa has a carefully maintained garden with dozen Mediterranean trees (olives, lemons etc) and local/exotic plants.
In the entrance is lovely and carefully maintained. At the end of the entrance passage there is a wide private shadowed parking area for 4 cars + a garage.

Day area:
The ground floor has a precious local marble stones with marvellous fossils and quartz' flames.

On the ground floor the is a large and bright living room with an entrance under the porch. The living is characterized by super large large windows overlooking the lurish garden and the Mediterranean sea for 180°. In the bright days you can see from home Naples and the vesuvio volcano, the islands of Capri, Ischia, and Ventotene. There is a big sofa and the TV (big thin TV) and central fireplace area that creates a particular charm area.

The living room is connected to a panoramic patio area with sofas and table under a veranda, a wide terrace. It is connected also to a wide kitchen handmade with precious local marble, fully equipped with professional furnitures.

There are 2 dining areas, in the kitchen and outside it.

On the ground floor there is also a large complete bathroom, wardrobe area and laundry and ironing room.

On the upper floor there is the night area. It is all with wood flooring.
Every room has sea view and suits a double bed and a cot.
There are 3 double bedrooms. 2 with double beds and 1 with 2 single beds.
There are also 2 large bathrooms, one with a luxury Jacuzzi and one with a wide shower.

What happens is that you pay and you are not sure to find the home. Even if you pay with traced forms like bank transfer they have people who have nothing to lose as beneficiary. Often happens also that are property owners that misrepresents the property. That is why with other property owners set an association, MED PO UPPI that collects all our properties, with our own sites, history, feedbacks, and accounts for money transfers (including acceptance of credit cards).
In the same fenched property land in another unit lives the custodian (Italian local native). This is a plus in order to have the garden always in order and assistance if needed. Privacy is ensured as there are no points of contact and the structure guarantee an adequate privacy and independence.
